PF&K Residential Surveys is a division of property services provider, Penrith Farmers' and Kidd's plc. The Residential Surveys division operates throughout Cumbria including the Lake District, Yorkshire Dales and adjoining counties, offering valuation and survey expertise to home buyers, buy to let investors and holiday cottage owners.

Our services include:

VALUATIONS - We undertake valuations for banks and building societies, probate, matrimonial disputes, acquisitions, tax, accounting and general asset purposes. Our qualified surveyors carry out valuations in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Standards, or informally, if appropriate.

MORTGAGE VALUATION - This is purely a valuation and not a survey. It gives advice with regard to Market Value, taking into account any factors likely to materially affect the value. Brief mention only is made of any obvious significant defects but it is not a structural or building survey. This will be carried out in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Manual.

R.I.C.S. HOMEBUYERS' SURVEY & VALUATION REPORT - A popular and concise report which covers the general condition of the property and will enable you to make an informed judgement not only as to whether or not to proceed with the purchase, but also to assess whether the agreed price is reasonable, and to clearly identify what decisions and actions should be taken before contracts are exchanged. Many find this report a useful aid in negotiation in that it identifies and highlights those defects considered by the surveyor to require urgent attention, as well as other significant matters, in an easy to read format as prescribed by the RICS. The report also provides an Open Market Value together with an estimate for reinstatement/insurance purposes.

SPECIALIST VALUATION REPORTS - reports can be prepared for matrimonial and other disputes, probate, family division and estate planning. We also provide valuations for company accounts, acquisition and taxation purposes.

BUILDING MANAGEMENT - we will obtain quotations, instruct tradesmen and supervise small scale renovation / refurbishment works for clients who have purchased second homes or holiday cottages and are unable to undertake this work themselves.

OTHER SERVICES - We can also provide advice in respect of compulsory purchase compensation, residential property investment, and other valuation-related matters as well as acting as expert witnesses in dispute resolution.
